Aiming to target young and creative tenants, the design for this office shell is uniquely sited to preserve an existing grove of oak trees and to create a new courtyard that maximizes pedestrian and bike connections to adjacent parks, retail, residences, and businesses. Subtle angles in the façade play on the importance of these exterior spaces and reveal the building’s main covered entrance to an informal social space. A colored, stained wood feature wall echoes the vertical patterning in the building’s façade, while exposed brick, steel columns, and concrete flooring create a loft-like feeling throughout. A lowered floor plate in the Level 01 Social Space connects a framed exterior view with the oak grove and outdoor area beyond, while built in furniture with industrial detailing promotes a casual and comfortable atmosphere for office gatherings and break-out spaces.
